India Bulls intends to develop a 12-storey parking tower at Jupiter mill in Parel, with a capacity to accommodate 2,370 vehicles.
The company has submitted a proposal to the civic body and traffic authorities under section 33(24) of the development control rules, which allows the developer to seek 50 per cent FSI incentive over the built-up area utilised for public car park.
The proposed parking tower will be a part of a 45-storey commercial building with a total built area of 1,56,345 sq mtrs. The commercial complex will reserve an area of 1,08,396 sq mtrs for parking cars. There will be two levels of basement parking plus public parking from ground floor right up to the ninth floor. A six mtrs ramp will be constructed between ninth and 10th floors to segregate the public car park from the commercial space. The public parking space will not be allowed for commercial purposes nor can it be leased.
Currently, the proposal is under consideration of the civic body. Traffic authorities reportedly have studied the proposal, and have advocated that the developer be asked to set up a sizeable holding area in front of the proposed entrance on Senapati Bapat Marg, and the exit, to come up on Fitwalla road to avoid traffic congestion.
